So how much house can I afford if I use my VA eligibility? Great question and one you should know the answer to before you start browsing homes. You know - it’s very common for people that have not purchased a homes before, especially young people in the military or vets, to think they might not be able to afford buying so they keep renting or just flat don’t try altogether.

Jeff Garman here and I hope your day is going awesome. So, I went to boot camp at Great Lakes when I was 17 and left the USS Nimitz when I was 21. I got married while I was in the Navy and had my first son and guess what, when I got out, I kept renting apartments because I had no clue about my VA benefit and had no clue I could afford a house, yet I was paying rent every month. I did this for another 7 years before I finally read some information I got in the mail about my VA Benefits and guess what, within 2 months, we were moving into our first house and my mortgage was the same cost every month as what I had been paying for rent all those years.

In hindsight, I wish I would have taken the time to consider buying MUCH much sooner instead of just throwing all of that money away on rent, I could have been building equity in a home, and could have actually turned a profit.

It just takes a little knowledge to know what you can afford and how to use your VA benefit to buy a home. And guess what? With a VA loan, there are much more lenient guidelines for income and how much you need to make to qualify. Bottom line, get educated and find out for yourself if you are ready to buy.
